1151.01 ESTABLISHMENT OF ZONING DISTRICTS
For the purposes of promoting the public health,
safety, morals, convenience and general welfare, the City is hereby
divided into zoning districts, as enumerated in Section 1151.02, each
being of such number, shape, kind and area and of such common unity
of purpose and adaptability of use that is deemed most suitable to carry
out the purposes of this Zoning Code. The districts shall be shown on
the Zoning Districts Map.

1151.02 DISTRICTS
The names of zoning districts for the City as established in Section
1151.01 are as follows:
(a) R1 Residential District;
(b) R2 Residential District;
(c) R3 Residential District;
(d) R4 Residential District;
(e) R5 Residential District;
(f) PD Planned Development District;
(g) C1 Shopping District;
(h) C2 Commercial Shopping District;
(i) C3 Planned Community Shopping Center
District;
(j) I1 Manufacturing, Processing
and Wholesaling District; and
(k) T1 Transitional Commercial Service District.

1151.04 ZONING DISTRICTS MAP
(a) There shall be
a map known and designated as the Zoning Districts Map which shall show
the boundaries of all zoning districts of the City. The Zoning Districts
Map reflects the districts adopted by the voter through November 2,
1999 and is hereby approved by Council Ordinance 2000-143, passed June
26, 2000, and as subsequently amended by ordinances of Council or approved
by the electors of the City as provided by the Charter.
(b) The Zoning Districts Map,
with all the notations, references and other pertinent material shown
thereon, is hereby made a part of this Zoning Code.
(c) The Director of Planning
and Zoning shall cause the Zoning Districts Map to be updated as soon
as Possible after amendments to it are adopted by Council and shall
change the date of the Map to indicate the latest revision. The Director
of Law shall be responsible for providing to the Director of Planning
and Zoning an accurate description of the approved amendment suitable
for use in amending the Zoning Map. No unauthorized person may alter
or modify the Map.
(d) The Zoning Districts Map
shall be stored in the office of the Director of Planning and Zoning.
The Director of Planning and Zoning shall provide a certified copy of
the updated Map to the Clerk of Council for storage with the record
of council ordinances.
(e) If the Zoning Districts
Map is lost, destroyed, or damaged, the Director of Planning and Zoning
shall have a new map drawn. No further Council authorization is required
so long as no district boundaries are changed in this process.

1151.05 INTERPRETATION OF DISTRICT BOUNDARIES
Where uncertainty exists with respect to the
boundaries of any of the aforesaid districts as shown of the Zoning
Map, the following rules shall apply:
(a) Where Boundaries
Approximately Follow Roads. Where district boundaries are indicated
as approximately following the center line or road right-of-way line
of roads, such lines shall be construed to be such district boundaries.
(b) Where Boundaries Parallel
Road Right-of-way Lines, Alley Lines. Where district boundaries
are so indicated that they are approximately parallel to the center
lines or road right-of-way lines of roads, the center lines or alley
lines of alleys, such district boundaries shall be construed as being
parallel thereto and at such distance therefrom as indicated on the
Zoning Map. If no distance is given, such dimensions shall be determined
by the use of the scale shown on such Zoning Map.
(c) Where Boundaries
Approximately Follow Lot Lines. Where district boundaries are indicated
as approximately following lot lines, such lot lines shall be construed
to be such boundaries.
(d) Vacation of Public
Ways. Whenever any road, alley or other public way is vacated in
the manner authorized by law, the zoning district adjoining each side
of such road, alley or public way shall be automatically extended to
the center of such vacation and all areas included in the vacation shall
then and henceforth be subject to all regulations of the extended districts.
